The Project Manager is the leader in quality of construction and operational excellence responsible for all aspects of job construction including planning, scheduling, coordinating, managing, adjusting, and closing out the installation of our contractually agreed upon scope of work.

Specific responsibilities include:

  • General
    • Own quality of construction and operational excellence
    • Gather and communicate customer and erector feedback to all departments
    • Develop and implement quality control programs
    • Archive / File all documents in Job Books
    • Evaluate and approve minor customer concessions
    • Provide proper documents for credit card transactions
    • Other duties as assigned
  • Lead to Order
    • Internally update and communicate lead times (structural steel, standard materials, specialty materials, erectors)
    • Confirm Construction Schedules embedded in customer contracts
  • Order to Shop Drawing
    • Quality vendors (structural steel, standard materials, specialty materials)
    • Obtain Fabricator Structural Shop Drawings
    • Obtain Specialty Material Shop Drawings
    • Confirm necessary permits and licenses
    • Study job specifications to determine appropriate construction methods
  • Shop Drawing to Construction Close
    • Project Management / Oversight (SSI Project Plan)
      • Review contract deliverables and requirements
      • Deliver contract submittals
      • Schedule the project in logical steps and budget the time required to meet deadlines
      • Confirm SSI project plan with the customer
      • Track progress and cost, Document projects with significant changes to the initial SSI project plan
      • Inspect and review projects to monitor compliance with contractual obligations, building and safety codes, and other regulations
      • Prepares project status reports and works to ensure plans adhere to contract specifications
      • Confer with supervisory personnel, owners, contractors, and design professionals to discuss and resolve matters such as work procedures, complaints, and construction problems.
      • Effective communication in conflict resolution (de-escalation, forward-looking)
      • Take actions to deal with the results of delays, bad weather, or emergencies at the construction site
      • Investigate damage, accidents, or delays at construction sites, to ensure that proper procedures are being carried out.
      • Prepare and negotiate revisions, changes, and additions to contractual agreements with customers
      • Draft formal response to customer complaints/notice of non-conformance or breach of contract
      • Confirm the percentage of completion for billing
      • Manage project close-out and punch lists
      • Provide warranty documents
    • Labor
      • Plan Labor usage
      • Determine labor requirements and dispatch erectors to construction sites
      • Select, contract, and oversee erectors who complete specific pieces of the project
      • Manage safety requirements (manuals, meetings, responses)
      • Approve contracts, purchase orders, and back charges
      • Approve and manage field corrections
      • Inspect the quality of construction
      • Job-site training for new erectors
      • Resolve invoice disputes
    • Materials
      • Prepare Cut List
      • Quote multiples vendors for pricing confirmation
      • Approve contracts, purchase orders, and back charges
      • Manage material delivery date
      • Qualify job site conditions
      • Inspect the quality of materials
      • Notification to owners of material delivery
      • Confirm receipt of materials (via erectors)
      • Resolve invoice disputes
    • Construction Close to Warranty Service
      • Support Closed Job Performance Review
      • Evaluate and resolve warranty claims
      • Schedule warranty work
      • Approve purchase order
      • Inspect the quality of warranty repair

Key Measures of success include:

  • High repeat orders / High net promoter score from customers
  • Active physical presence on the job site
  • Limited to no customer back-charges
  • Punch lists that are limited to inconsequential items
  • Proactive delivery and execution of change orders
  • 98% delivery of materials by the planned operation date
  • 98% completion of construction on the planned close-out date
  • The final job gross margin is 5% above the order entry estimated gross margin

The focus should be placed on significantly improving project execution and the quality of construction.

Specific tasks include:

  • Improve the time available for each project
    • Increase the frequency of job site visits
    • Support on-the-job training of new project manager
    • Reduce out-of-sequence activities that cause delays in the construction schedule
  • Become active in the job at the order confirmation
  • Improve coordination with Engineering and Drafting department
    • Microsoft Access program design and use
    • Weekly status meetings
  • Improve written and oral communications with customers
    • Contract review at the order confirmation
    • Improve SSI Project Plans and confirmation with the customer
    • De-escalations and back-charge claim responses/tracking
  • REQUIREMENTS
    • EDUCATION AND TRAINING
  • Bachelor’s Degree in Building Sciences or Project Management.
  • Experience may be accepted in lieu of education.
  • EXPERIENCE
    • Minimum of (5) years of experience in a general contractor or subcontractor construction company.
    • Minimum of (5) years of experience in execution and oversight of construction projects and oversight of third-party erectors and vendors

    • Knowledge of construction business practices.
    • Excellent command of project management tools and technics
    • Strong organizational and follow-up skills
    • Ability to investigate problems or potential problems to avoid reoccurrence.
    • Ability to establish short-term and long-term plans to meet future needs.
    • Proficient in Microsoft Office (Word, Excel, PowerPoint, Outlook).
    • Ability to communicate at numerous levels internal and external to the company.
    • Excellence in oral and written communication in English.
    • The ability to speak Spanish is preferred
  • PHYSICAL AND SAFETY REQUIREMENTS
  • Travel to and walk through active construction sites including unleveled/broken ground and temporary stairwells
  • Able to talk, hear, and use hands to finger, handle, or feel.
  • Able to stand, walk, sit, and type 8 – 10 hours per day.
  • Able to regularly lift and/or move up to 25 lbs and occasionally lift and/or move up to 50 lbs.
  • Able to use close vision, distance vision, depth perception, and adjustment of focus.
  • Moderate noise exposure.
