Job Title: Facility Manager
Job Summary:
This Facility Engineer is responsible for the cost-effective operation, maintenance, and long-term preservation of the property’s physical assets. This role oversees vendor relationships, asset management, tenant coordination, and overall facility operations to ensure a safe, clean, and efficient environment for customers and retailers. The manager works closely with internal teams, service providers, and business stakeholders to optimize property performance, drive savings/cost-effectiveness and operational procedures. Oversees assigned utility mechanics and contractors, routine and preventive maintenance work to ensure work is performed appropriately and in a safe manner. Communicates with EMCOR and Customer operations management teams, tenants/utility system end users, and Business Unit Stakeholders.
Essential Duties and Responsibilities:
| Vendor & Asset Management - Supervise in-house and outsourced service providers for maintenance, housekeeping, and repair services.
- Oversee contract negotiations, approvals, and ongoing vendor performance evaluations to ensure service quality.
- Maintain documentation and compliance records for all facility contracts and vendor-related projects.
- Ensure all preventative maintenance programs are executed properly, optimizing asset longevity and efficiency.
- Manage procurement and requisition of materials and supplies necessary for property operations.

| Tenant Coordination & Operational Standards - Serve as the primary liaison for tenants, ensuring compliance with lease agreements and operational policies.
- Support tenants during buildouts and renovations, coordinating with contractors, architects, and inspectors.
- Conduct routine inspections to maintain high standards for storefront aesthetics, common areas, and back-of-house spaces.
- Respond to tenant inquiries and concerns, ensuring swift resolution and positive relationships.

| Energy & Sustainability Management - Oversee building automation systems and energy management programs to optimize efficiency.
- Manage lighting, HVAC scheduling, and sustainability initiatives for the property.

| Project Management & Budget Oversight - Assist in the planning and execution of capital improvement projects and operational upgrades.
- Develop and manage budgets related to operations, facilities, and vendor contracts.
- Identify opportunities for cost-saving measures and operational efficiencies.

| Environmental Health & Safety (EHS) Compliance - Implement and enforce environmental and safety regulations, ensuring compliance with corporate standards.
- Maintain records related to hazardous materials, emergency procedures, and regulatory tracking.
- Lead safety training sessions for on-site staff and service providers

Qualifications:
| Education | College degree or greater, or combination of education and experience in related field |
| Business Experience | Minimum of five (5) years experience Five years’ experience at facilities engineering or operations field. |
| Licenses/Certifications | · Any related facility management, operations, sustainability certification/licenses that covers energy-efficient building operations, HVAC systems, and maintenance best practices. |
| Language Skills | · Strong communication skills required · Ability to read, write, and communicate in English required |
| Technical Qualifications & Skills | · Experience in Facilities Management – At least 5-7 years of experience in operations, maintenance, or · Vendor & Contract Management Skills – Ability to oversee vendor contracts, negotiate service agreements, and ensure compliance with operational and financial standards · Strong Leadership & Communication – Experience managing teams, coordinating with tenants, and maintaining positive relationships with stakeholders. · Budgeting & Financial Oversight – Knowledge of budgeting, expense tracking, and cost-control measures to optimize building operations. · Knowledge of Building Systems – Understanding of HVAC, electrical, plumbing, lighting, and general facility maintenance to coordinate repairs and improvements. · Environmental Health & Safety (EHS) Compliance – Familiarity with workplace safety regulations, emergency protocols, and compliance requirements. · Technical Proficiency – Ability to work with Microsoft Office, building automation systems, and Computerized Maintenance Management Systems (EMCOR-Via CMMS). · Problem-Solving & Crisis Management – Ability to respond to emergencies, coordinate solutions, and minimize disruptions to retail operations. |
| Operational Efficiency & Resource Management – Ability to optimize workflows, manage facility resources, and ensure smooth daily operations. |
| Vendor & Stakeholder Relations – Strong ability to build, maintain, and oversee vendor partnerships while ensuring high-quality service delivery. |
| Financial Acumen – Understanding of budgeting, forecasting, and cost-management to drive efficiency and financial sustainability. |
| Tenant Coordination & Customer Service – Ability to support tenants, resolve concerns, and uphold high standards for building appearance and functionality. |
| Problem-Solving & Decision-Making – Capacity to quickly assess challenges, develop solutions, and make informed operational decisions. |
| Safety & Regulatory Compliance – Knowledge of health, safety, and environmental regulations to ensure compliance and mitigate risks. |
| Strong Communication skills needed to interact with customer and tenants accordingly |
