Description
River House Apartments located in Wilmington, DE is searching for an experience Service Manager to lead the properties' maintenance operations! The Service Manager completes daily maintenance operations for the property. They will be responsible for scheduling and managing contractors and vendors, managing work orders, apartment turns and resident concerns. Previous experience as a residential maintenance manager strongly preferred.
**The rate of pay for this position ranges from $29 - $31.25 based on experience**
As a Service Manager, some of your responsibilities will include:
- Diagnosis and repair in areas such as: HVAC, electrical, plumbing, carpentry, drywall, flooring, general maintenance and unit turnover
- Working to achieve the operational goals of the property within company policies/guidelines
- Conducting property inspections regularly, identifying interior and exterior work that needs to be completed
- Managing move-in and move-out processes
- Scheduling and executing routine preventative maintenance
- Updating work order systems and generating work orders
- Communicate with Property Manager to provide updates of projects, unit turns and work order status
- Scheduling and managing contractors, vendors and third-parties
Required Knowledge, Skills, and Abilities:
- Plumbing, electrical, and carpentry skills required
- Knowledge of OSHA safety rules and regulations
- Excellent time management and prioritization skills
- Ability to communicate in writing, and responding to emails
- Excellent verbal communication skills with residents and staff
- Superior customer service skills with ability to respond to clients with diplomacy, tact, and patience
- Ability to quickly learn new technology and computer applications
- Demonstrate sensitivity to different cultures
- HVAC Certification preferred
- Valid driver's license and reliable transportation required
Education and Experience:
- High School Diploma or equivalent
- Five years' experience in residential multifamily or facility maintenance
- Experience supervising a team, including acting as a role model for others, selecting and training new staff, providing mentoring and coaching to junior staff to develop professionally.
