Description
WPM is seeking a customer-focused, results-driven Property Manager to lead the team at Beacon Pointe Apartments & Townhomes in Sparrows Point, MD. As the leader of this community, you will oversee day-to-day operations, inspire your team, and create an exceptional living experience for residents.
In this role, you’ll work closely with your Regional Property Manager and ownership group to achieve operational and financial goals. If you have proven success in residential property management, a passion for service, and strong leadership skills, this opportunity is a great fit.
📅 Schedule: Monday–Friday, 8:30 AM – 5:00 PM, with weekend availability as needed
💰 Starting Salary: $68,000 annually, plus bonus opportunities
Key Responsibilities

Lead all leasing activities, ensuring compliance with Fair Housing regulations.

Review renewals, design resident retention strategies, and maximize occupancy.

Conduct property inspections and address deficiencies within budget.

Develop and manage budgets; prepare and analyze monthly/quarterly financial reports.

Market the community to strengthen curb appeal and maintain competitive positioning.

Approve expenditures, process invoices, and manage payroll records.

Partner with maintenance to ensure quality unit turns and timely service request completion.

Build resident relationships through responsive communication and community engagement.

Recruit, hire, train, and mentor team members; provide ongoing coaching and feedback.

Ensure compliance with company policies while modeling WPM’s core values.

Oversee daily operations, emergencies, and on-call coverage as needed.

Prepare regular reports for ownership on property performance.

Perform other duties as assigned.
Qualifications

Demonstrated success in residential property management.

Strong leadership and customer service skills.

Ability to set goals, motivate staff, and drive results.

Proficiency in Microsoft Office and property management/accounting software.

Valid driver’s license and reliable transportation.
Education & Experience

High school diploma or equivalent required.

5+ years of residential property management experience preferred.

2+ years as a Property Manager or Community Manager strongly preferred.
