Required Education and Experience: High School graduate or equivalent. Five (5) years experience in physical plant engineering and maintenance, preferably in a medical facility. HVA (Type 1 and 2) is required.

Essential Functions
Performs general maintenance of building systems to include general repairs and cleaning as assigned. Replaces light bulbs and air filters in all areas as needed. Repairs and/or replaces ceiling, wall and floor materials as needed. Maintains mechanical and medical gas storage room. Ensures electrical emergency generator is properly functioning at all times. Responds as needed to work request for all areas needing maintenance. Keeping adequate facility maintenance files and records. Assists in Assist with local Fire Marshall to ensure facilities and staff conform to fire regulations. Involved in Center Disaster Drills to ensure proper facility preparation and shut down. Performs minor construction and repair projects as necessary to keep operations functioning. Maintain external cleanliness of each facility.

Performs variety of tasks to insure compliance with AHCA Life Safety Standards. Maintains documentation (in appropriate locations) of necessary system checks, drills, generator tests, etc. Makes necessary telephone calls and contacts to coordinate service of building sprinkler system, fire alarm system, HVAC system, electrical system, boiler room, vacuum pump, etc., as necessary. Checks routinely (minimum twice daily), medical gas room for proper function and level of necessary medical gases (O2, Nitrogen, Nitrous Oxide) and orders deliveries as needed. Ensures continuous comfortable air temperature and humidity to support an optimal surgical operating environment.

Assists with the coordination of any Center building or renovation projects. Interfaces with outside construction supervisors in order to minimize facility disruption of operations.

Assists with other duties as assigned by the Facility Manager .

Demonstrates effective communication skills. Reports to the Materials Management Manager when leaving and returning to work area. Demonstrates tact, respect, and courtesy when dealing with other health team members. Responds to patients in a kind, sympathetic manner. Utilizes constructive means to avoid friction. Promotes an atmosphere of mutual trust, acceptance and respect. Uses good judgment in report serious or questionable matters.

Complies with safety and emergency procedures consistent with Center policy. Demonstrates knowledge of the fire emergency procedure and disaster plan. Completes fire and safety review quarterly and annually. Conducts periodic electrical, trip, eye and safety inspections. Reports unusual occurrences to your supervisor. Obtains replacement parts for broken equipment as directed. Responds to emergency situations appropriately. Maintains a hazard free environment. Utilizes proper techniques and body mechanics when performing lifting duties. Initiates actions to protect the patient, self, and others from environmental hazards.

Involves local travel to other campuses.

Performs other duties as deemed necessary.
