Job Description
The Vice President of Debt Capital Markets will assist in leading all financing, capital markets, efforts and loan portfolio management on behalf of Stream Realty Partners through its dynamic and growing discretionary equity (Investment Management) platform. The ideal candidate will possess a balanced working knowledge of the following: real estate debt capital markets, commonplace and bespoke financing structures, commercial loan documents and negotiation thereof, and loan portfolio management. This is a role with significant responsibility and visibility as the candidate will work across all business verticals and product types with senior leadership and local office leadership nationally.
Essential Functions & Responsibilities
- Lead sourcing and execution of new mortgages and refinancings, utilizing market knowledge and relationships to leverage the best financing execution for a given business plan or fund strategy
- Support Stream’s property acquisition, development, recapitalization, and disposition efforts from a debt financing perspective
- Create, structure, and analyze tailored financing alternatives across new loan originations, and portfolio and single asset recapitalizations and refinancings
- Deepen and strengthen relationships with lenders, stakeholders, and market participants in the commercial mortgage industry in ways that keep Stream Realty Partners relevant to the market and keep financing options open to Stream at all times
- Work closely with senior investment management team members and portfolio managers to develop and maintain appropriate financing assumptions and models within the context of business plans
- Develop and maintain strong working relationships with outside counsel and third-party capital markets advisors
- Manage Stream’s existing loan portfolio and oversees risk management across all of the Investment Management platform’s business verticals with an enhanced focus on:
- Monitoring approaching loan and hedging instrument maturities and proactively craft and implement strategies and solutions to eliminate maturity risk and mitigate interest rate risk, while balancing economics and flexibility
- Actively monitor the capital markets environment to proactively improve Stream’s balance sheet and risk profile at platform level and asset level
- Lead loan compliance efforts and work with Asset Managers, Accountants and Property Managers to ensure 100% compliance across the portfolio
- Constantly evaluate how to improve processes, management, and analysis of the loan portfolio across funds
- Effectively manage the loan closing process in coordination and collaboration with outside counsel, portfolio managers, asset managers, and analysts
- Effectively and efficiently negotiate term sheets and complex loan documents
- Provide financial analysis for ad hoc analysis and projects as well as ongoing analysis for the investment committee, and transaction work (acquisitions, developments, dispositions, financing needs and joint ventures)

- Command a holistic knowledge of our business (portfolios, assets, lines of business, etc.) to an extent that allows you to make both tactical and strategic decisions to enhance business plans through financing structures
- Display and prioritize discernment in balancing economics with counterparty risk, structure, and a Lender’s qualitative factors when determining the best financing arrangement to support a business plan
- Maintain global perspective, understanding how decisions at the asset level drive corresponding decisions at the portfolio level and vis-versa
- Be able to identify the best Lenders or type of lenders for any given business plan and lead them to closing with and without the support of third-party brokerage relationships
- A disposition that is extremely detail oriented, with an intellectual curiosity and desire to continue to expand knowledge base
- The ability to take initiative and ownership, acting with urgency to meet deadlines and obtain results with minimal oversight while maintaining poise and command (balancing emotions and ability to think clearly under stress)
- Embody a persevering spirit and fiduciary mindset, willing to work beyond typical work hours when necessary to effectively manage the portfolio

Qualifications
- Strong knowledge real estate debt capital markets (commercial mortgages in bank, life company and private debt/debt fund markets) and comprehensive understanding of commercial real estate loan documents
- 5-10 years of experience in real estate capital markets, real estate investment banking, or real estate structured finance, or real estate private equity
- Demonstrated understanding of commercial real estate
- Exceptional communication skills
- Strong interpersonal skills and the ability to collaborate across multiple functional areas, such as Investment Management, Development, Leasing, Legal, and Accounting
- Strong Excel spreadsheet and modeling skills of complex structured real estate financings
- Solid analytical and problem-solving skills, and ability to handle multiple projects with competing and sometimes ambiguous or changing deadlines
- Bachelor’s degree (B.A.) or equivalent required
