ESSENTIAL RESPONSIBILITIES

  2. Provides leadership, supervision, training, performance evaluation and coaching to a team of Facilities Services Technicians.
  3. Communicate and send a communication email daily to the FS staff of project completions and upcoming project and tasks.
  4. Monitors all facility maintenance requirements and services. Ensures that required documentation is complete.
  5. Maintains effective equipment and room preventative maintenance programs.
  6. Oversees facilities work order management system and ensures assignment and completion of tasks within the team.
  7. Sourcing and manage inventory of required parts and supplies while demonstrating effective budget management.
  8. Conducts effective staff scheduling, payroll management functions.
  9. Stays up to date of all federal, state and local government requirements relating to facility maintenance operation, permits and licensing and ensures compliance.
  10. Ability to prioritize and complete repair requests in a timely manner, ensuring critical safety and/or care issues are addressed immediately.
  11. Ensures repairs performed on resident equipment, furniture, etc.
  12. Responsible for compliance with all State and Federal life safety codes and NFPA regulations.
  13. Oversees management of effective key control program
  14. Responsible for the operation and testing of life safety systems to include but not limited to sprinkler, fire alarm, electronic elopement and building security systems.
  15. Oversees Room Reservation set-up and take down of equipment for scheduled programs are on time and accurate.
  16. Responsible for maintenance of walks in winter by effective snow/ice removal to prevent slippery conditions.
  17. In the event of an emergency the FS Supervisor is required to respond to any afterhours calls where they may be needed to assist the on-call technician.
  18. Maintain order and cleanliness in work areas.
  19. Performs routine inspections of operating equipment.
  20. Communicate and send a communication email daily to update the FS staff of project completions and upcoming project and tasks.
  21. Inform FS staff and the FS director of your location and tasks working on daily.
  22. The salaried Facilities Service Supervisor is expected to work at the community 45 hours per week regularly and respond to any emergency afterhours calls where they may be needed. (Total of 45 hours per work week.)
  23. Performs other similar duties as needed.

QUALIFICATIONS

  1. Ability to provide leadership that fosters a team approach in meeting the mission of Oakwood and the department.
  2. Knowledge of facilities operations, HVAC and equipment maintenance practices for electrical, plumbing and mechanical operations.
  3. Ability to exercise independent judgment and make sound decisions.
  4. Knowledge of federal and state regulations related to maintenance operations of CBRF, RCAC, and SNF programs.
  5. Willingness to learn skills related to the job and ability to develop those skills to assure quality of services at Oakwood.
  6. Ability to train and motivate Facilities Team.
  7. Ability to manage confidential information.
  8. Ability to effectively communicate with both staff and residents.
  9. Willing and able to accept flexibility in work schedule.
  10. Ability to organize, direct and evaluate the work of other Facilities Services staff.
  11. Possession of a valid driver’s license.
  12. Ability to understand and contribute to the goals and objectives set by the organization to ensure maximum productivity and efficiency while meeting performance expectation of the department.
  13. Meet deadlines and ensure quality of work.
  14. Strong written and oral communication skills, attention to detail, prioritization, organizing and multi-tasking.
  15. Basic computer skills i.e. email, work management and project management applications etc.

EXPERIENCE, EDUCATION, AND/OR TRAINING

  1. Associates or Technical degree preferred.
  2. 1-3 years of supervisor experience preferred.
  3. 6-7 years of facility services experience.
