JOB SUMMARY: To repair or maintain machines, equipment, plumbing, electrical, heating or air-conditioning systems.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
The essential duties and responsibilities of this position include, but are not limited to, the following:
- Keep a structure in working order through maintenance and repairs (e.g. pipe fitting, insulating, boiler making, welding, carpentry, machining, repairing electrical or mechanical equipment, installing new equipment, and repairing walls, floors or stairs).
- Diagnose a technical problem and find solutions for it; repair malfunctioning equipment; perform routine preventative maintenance.
- Check blueprints, manuals or other sources.
- Work within the expense limits established.
- Maintain inventory controls for cost effective operations.
- Complete payroll time sheets and mileage reimbursement and submit to supervisor as determined.
- Inspect and maintain machines, mechanical equipment and other structures within each store.
- Responsible for 24-hour emergency maintenance service as scheduled.
- Monitor and maintain all building systems as assigned.
- Alert the property manager of any unusual occurrence or damage that has taken place (or may occur).
- Assure safety standards are used which comply with all company, local, city, state and federal guidelines.
- Ensure compliance of all work related activities in a fair, ethical and consistent manner.
- Perform any other work-related duties as assigned.
REQUIREMENTS AND CONDITIONS:
Education/Experience
- High school diploma required; minimum of three years of general industry maintenance experience; or equivalent combination of education and experience.
Certificates/Licenses/Registrations
- Certified Maintenance Professional preferred.
Skills Required
- Good verbal communication, writing and speaking skills.
- Should possess a problem solving ability to solve every kind of technical problem that arises within the facility.
- Ability to accept and understand direction, learn new skills and assume new responsibilities with a positive attitude.
- Ability to use common hand and power tools.
- Should possess different kinds of technical maintenance job skills required within the facility.
- Be able to pass a standard drug test and qualify as being drug free under the legal and medical guidelines permitted by the Drug Free Workplace Act of 1988.
Salary: 26.25/hr. - $34.32

- While performing the duties of this job, the employee is regularly required to sit, stand, and use the hands to handle, finger, or feel objects, tools or controls.
- The employee must occasionally exert or lift up to 60 pounds carrying boxes of records and forms and frequently exert or lift moderate amounts of weight.
- Successful performance requires specific vision abilities that include close vision and the ability to adjust focus.
- The job requires the ability to travel; may work from a number of locations and carry out a variety of tasks in one day.
- May work indoors or outdoors. Environments may be uncomfortably hot or cold.
- Necessary safety precautions must be used, because some tasks place workers in risk of burns, bruises, electrical shocks, cuts and falls.
- Work week typically consists of forty hours, but employee might have to be on call for emergency repair work.
