We are seeking a highly organized and detail-oriented Warranty Project Manager to join our team in Sarasota. As a Warranty Project Manager, you will be responsible for overseeing all aspects of warranty claims and ensuring timely resolution. The ideal candidate will have excellent communication skills and a strong background in residential construction warranty.

WHAT YOU'LL DO:

  • Assist in managing escalated and significant warranty issues for closed homes, including insurance and litigation matters.
  • Conduct in-person assessments of homeowner issues as required
  • Evaluate the necessity of corrective work orders
  • Lead root-cause analysis
  • Coordinate with various trades to ensure completion of service requests to the satisfaction of customers
  • Perform minor service tasks such as adjustments and repairs upon request
  • Cultivate positive relationships with customers
  • Determine trade responsibility for back charges and purchase orders
  • Approve payments for completed work within set limits
  • Collaborate with other Warranty Project Managers to address escalated homeowner concerns
  • Oversee and optimize warranty spending
  • Engage in efforts to enhance Division-wide efficiency
  • Communicate process issues with Construction Managers to mitigate long-term risks
  • Assist the Warranty Manager in identifying high-spending warranty areas and developing cost-reduction plans/processes
  • Conduct Quality Assurance and pre-orientation inspections as necessary
  • Support the Warranty Manager in maintaining optimal staffing levels
  • Assign tasks based on employees' competencies and strengths
  • Assess employee performance and devise compensation strategies accordingly
  • Identify internal and external training programs for employee development
  • Foster professional development opportunities for employees
  • Offer ongoing coaching on technical skills and leadership qualities
  • Conduct safety training and inspections, ensuring adherence to safety protocols for new hires.

WHAT YOU BRING:

  • Bachelor’s Degree in Construction Management or equivalent
  • Preferably 3+ years of experience in warranty management or a related role within the residential construction industry
  • Must possess the ability to handle escalated issues, including legal claims
  • Demonstrated project management skills, adept at managing multiple projects and priorities effectively
  • Proficient in analytical thinking and problem-solving, with meticulous attention to detail
  • Excellent communication and interpersonal abilities, fostering productive collaboration across diverse teams
  • Comprehensive understanding of the end-to-end homebuilding construction processes
  • Familiarity with performance metrics and their financial implications
  • Experience with Lean/Continuous Improvement methodologies

PHYSICAL REQUIREMENTS:

  • The ability to lift, carry, push and pull 20/60/100 pounds
  • The ability to move safely over uneven terrain
  • The ability to bend, squat, climb stairs and lift frequently
  • Continuous walking, standing and moving about
  • Repetitive movement of hands, arms and legs
  • Constantly works in outdoor weather conditions
  • Finger dexterity may be required to operate a computer keyboard and calculator
