We are seeking a highly skilled Director of Warranty to join our team in Sarasota. You will oversee all aspects of our warranty operations, ensure exceptional customer service, and manage the warranty team. The ideal candidate will have a strong residential construction warranty management background, excellent problem-solving skills, and the ability to lead and develop a team.

WHAT YOU'LL DO:
- Manages the Warranty Service Department
- Provides a higher level of escalation to unresolved customer issues
- Escalates and coordinates large-scale repairs with the special projects department
- Responsible for maintaining Neal Communities Warranty Guide
- Prepares departmental budgets
- Authorizes all departmental expenses
- Interfaces with all other departments
- Monitors customer satisfaction levels
- Develop product evaluation/resolution for Quality Control issues
- Provide support for all Neal facilities
- Hires/terminates and performance evaluation of all warranty personnel
- Manages Customer Portal
- Assist in managing escalated and significant warranty issues for closed homes, including insurance and litigation matters
- Manages Warranty Budget and approves warranty costs
- Root Cause analysis
- Cultivate strained relationships between customers and personnel
- Engage in efforts to enhance Division-wide efficiency
- Work with the VP of Construction to ensure full resource utilization
- Maintain optimal staffing levels
- Assign tasks based on employees' competencies and strengths
- Assess employee performance and devise compensation strategies accordingly
- Identify internal and external training programs for employee development
- Foster professional development opportunities for employees
- Offer ongoing coaching on technical skills and leadership qualities
- Onboarding and training of warranty personnel
- Completes any other task assigned by management.

WHAT YOU BRING:
- Bachelor's Degree in Construction Management or equivalent
- Strong knowledge of warranty policies, procedures, and best practices in the residential construction industry.
- Strong leadership and management abilities, with the ability to motivate and develop a team
- Proficiency in addressing escalated matters, including legal claims, is required
- Strong communication and interpersonal skills, with the ability to collaborate effectively with cross-functional teams
- Detail-oriented with the ability to prioritize and manage multiple tasks simultaneously
- Understanding of homebuilding construction processes end-to-end, performance metrics, and financial impact
- Lean/Continuous Improvement experience
PHYSICAL REQUIREMENTS:
- The ability to lift, carry, push and pull 20/60/100 pounds
- The ability to move safely over uneven terrain
- The ability to bend, squat, climb stairs and lift frequently
- Continuous walking, standing and moving about
- Repetitive movement of hands, arms and legs
- Constantly works in outdoor weather conditions
- Finger dexterity may be required to operate a computer keyboard and calculator
