We're looking for a detail-oriented Project Manager to lead teams and communities, oversee homebuilding construction, and ensure timely project completion. The role also involves achieving quality, safety, and customer satisfaction targets for individual projects and team performance.

WHAT YOU'LL DO:

  • Manage the overall community (or communities) home construction schedule to ensure the timely completion of houses in a quality manner.
  • Manage and schedule trade partners while continually monitoring and enforcing safety, quality, and cost standards for homes being constructed by PM and team members.
  • Reinforce building schedules and adherence to budget from the construction team.
  • Supervise and support construction personnel in designated developments.
  • Achieve annual strategic goals, including starts, closings by community, and customer satisfaction.
  • Inspect and review projects to monitor compliance with building codes, safety guidelines, and other regulations.
  • Interpret and explain plans and contract terms to administrative staff, workers, and customers.
  • Ensure plans, product specifications, color sheets, and contracted items are adhered to and delivered to customers.
  • Ensure that all government regulations are understood and met, and work is in compliance.
  • Measure and manage production reporting.
  • Determine personnel performance requirements and regularly communicate with staff regarding their status.
  • Assist in determining bonus goals; review performance, and approve individual requests.
  • Develop and implement a quality control program and ensure the Neal level of expectation is met.
  • Promote and lead change in assigned developments and effectively execute company policies.
  • Responsible for Hurricane Preparedness Plans in the field.
  • Confer with supervisory personnel, contractors, and design professionals to discuss and resolve matters such as work procedures, complaints, and construction problems.
  • Responsible for implementing the company Safety Program. Investigate damage, accidents, or delays at construction sites to ensure that proper procedures are carried out. Ensure a safe worksite that complies with all safety guidelines and other regulatory requirements.
  • Evaluate construction methods and determine the cost-effectiveness of plans.
  • Compel positive and industry-leading results from the construction team.
  • Use scheduling software to prescribe and update accurate schedules daily.
  • Review homes daily to ensure readiness for the next trade partner, completion of work by a subcontractor, and determine status per production schedule.
  • Maintain a clean and orderly work site that meets the Neal Communities standard and is visually appealing.
  • Manage and ensure SWPP programs in their prospective communities are maintained and up to date.
  • Train and manage assigned Construction Managers and Assistant Construction Managers.
  • Reduce waste and limit additional expenditures on the construction site.
  • Provide industry-leading customer service during the construction process.
  • Encourage and foster a team environment with effective communication and problem solving when needed.
  • Effectively execute company policies and construction standards to ensure uniformity and quality results.
  • Ensure homes are complete without any outstanding identified deficiencies and conduct orientations with customers.
  • Schedule, manage and adhere to all local and state inspections and building codes.

WHAT YOU BRING:

  • Bachelor’s Degree in Construction, Business, or a related field
  • A minimum of 5 years of construction management experience with a production homebuilder
  • Excellent communication and leadership skills
  • Strong knowledge of construction processes, materials, and equipment
  • Highly customer service oriented with exceptional follow-through and follow-up
  • Strong Attention to Detail
  • Ability to multitask, work independently, and meet deadlines

PHYSICAL REQUIREMENTS:

  • The ability to lift, carry, push, and pull 20/60/100 pounds regularly
  • The ability to move safely over uneven terrain
  • Finger dexterity may be required to operate a computer keyboard and calculator
  • The ability to bend, squat, climb stairs and lift frequently
  • Continuous walking, standing and moving about
  • Repetitive movement of hands, arms, and legs
  • Constantly works in outdoor weather conditions
