As our Service Manager, you will oversee the overall appearance and maintenance needs of our apartment community. You will maintain the curb appeal, manage the service team, coordinate make-readies, and move ins/move out schedules, perform general maintenance repairs, conduct preventative maintenance, and oversee the construction/rehabilitation needs of the apartment community. You will report to the Property Manager.
You Will:
• Lead by example and be a role model for the standards and behaviors consistent with our core values
• Show care and concern for our residents through follow ups and completion of their apartment service requests
• Hire, lead, mentor, train and develop team members
• Support your service team daily, including identifying development opportunities and holding the team accountable for the condition of their buildings and work areas
• Work with the on-site team in managing all maintenance-related repairs and upkeep of the property
• Manage the make ready process to ensure apartments are prepared for move-in
• Perform and oversee maintenance projects that improve curb appeal and improve building systems, and monitor contractor performance
• Schedule, monitor and conduct preventative maintenance on different equipment, electrical and plumbing systems, HVAC, carpentry, dry wall, exterior structural and appliances
• Develop scopes of work for improvements/services and find qualified contractors to bid the work
• Direct the Preventative Maintenance program, ensure completion and documentation
• Manage expenses following owner goals and work to minimize expenses through the proposal process and pricing negotiation, as well as the budgeting process
• Maintain relationships with vendors, negotiate pricing, maintain inventory within budgeted guidelines, and collaborate on approved vendor list
• Manage and control payroll, overtime, and snow removal
• Willing to be able to work weekends or evenings if needed and be on-call for after hour emergencies
• Commit to professional development, stay up to date with industry trends and changes, and attend training
You Have:
• High school diploma or equivalent
• 2+ years of facilities, residential, or multi-family maintenance experience
• 1+ years of experience in an Assistant Service Manager or Service Manager position in multi-family
• HVAC, EPA certification (CFC Universal)
• Reliable transportation and a valid Driver’s License
• High level of skill in all areas of apartment maintenance
• The ability to lift up to 50 pounds, climb stairs, use ladders and work in varying weather conditions
