The Regional Property Manager reports directly to the Director of Property Management and is responsible for the strategic oversight for an assigned portfolio of properties. They will have a proven track record in managing a diverse portfolio of properties, be a motivator, good communicator, and an effective leader. Regional Property Managers have a direct accountability over Property Managers to ensure implementation and execution of all Ginkgo policies and procedures to meet and/or exceed expectations.
We are currently seeking a Regional Manager for approximately 1,100 units between Mooresville, Winston-Salem, and Greensboro, NC markets. The incoming candidate must reside within this geographic territory.
Essential Functions and Responsibilities:
- Ensures that the portfolio and individual communities meet the established operational, financial, and business performance goals by inspecting properties, reviewing financial, market, and operational reports, and developing and implementing appropriate action plans to achieve results.
- Provides leadership to all on-site team members by interviewing, hiring, and training, and by managing their performance in accordance with company policies, values, and business practices. Oversees the appropriate and adequate staffing at each community and supervises the acquisition, development, and management of all team members within the region.
- Promotes client satisfaction and retention through timely reporting and on-going communication about the performance of the properties and responds quickly and with urgency to client/owner concerns, questions, issues, and requests.
- Reviews, analyzes, and interprets market data to identify emerging trends that may impact the performance of the portfolio and works with the community managers and others to develop and implement market plans that drive occupancy and revenue growth.
- Ensures the appearance and physical aspects of the properties meet the Company’s and owner’s established standards through routine site and safety inspections. Communicates concerns and requests for capital as needed to provide for the physical upkeep of each property in the portfolio.
- Coordinates work activities and services from vendors, consultants, and other contractors as needed by researching and identifying needs, negotiating contracts, monitoring progress, processing invoices, and ensuring open communication between consultants and Company project team members.
- Partners with various department heads to ensure compliance objectives are met in human resources, accounting, finance, administrative, etc.
- Performs other duties as assigned or as necessary.
Education/Experience Requirements:
- Minimum of a high school diploma, Bachelor’s degree strongly preferred.
- Minimum Five (5) years of multi-site supervisory experience.
- Experience with RealPage/Onesite is a plus.
- Proficient in Microsoft Suite and other computer applications.
- Thorough knowledge of financial operating statements, budgets, budget preparation and all other reporting systems.
- Thorough knowledge of property management practices and Fair Housing laws.
- Thorough knowledge of all on-site responsibilities and basic service knowledge.
- CAM, CAPS, or CPM designations preferred.
- A valid, state issued driver’s license is required.
