Job Title: Facilities Maintenance Technician
Job Summary:
Maintenance technician will complete required PM's and repairs on the facility equipment. Technician is an excellent communicator with excellent follow up capabilities and an astute focus on safety in every assigned job.
Essential Duties and Responsibilities:
- Troubleshoots, repairs, and maintains all equipment on the Maximo Asset PM list, air handler units and other equipment.
- Performs preventive maintenance activities on facility following written instructions.
- Activities include measurement of wear, replacement of expendables (belts, hoses, fluids,filters) and inspection/evaluation of operating characteristics such as pressure and vacuum.
- Analyzes findings during PM and recommends changes to and documents PM activitieswithin the CMMS. Completes assigned work order and documents completion in CMMS.
- Completes repairs including rebuilding of pumps, valves, electrical and pneumatic solenoid devices, and air handling equipment.
- Completes general building repairs. Completes repairs to plumbing system including fixing leaks and stoppages, repairs or replacement of plumbing components.
- Repairs and maintains controls and lighting components.
- Performs shift "rounds" pre-production checks using a checklist to document performance characteristics (i.e., operation modes, pressures, temperatures, RPM, etc.) of facility systems and equipment.
- Communicates with site lead to ensure all aspects of a work request are understood, that parts must be ordered, or if requested completion date will be delayed for any reason not discovered during the conversion of the work request into a workorder.
- Diagnoses malfunctioning equipment such as transformers, motors, motor starters, MCC panels and circuits, variable frequency drives and replaces damaged or broken wires , cables and components.
Education:
HS diploma or GED equivalent; Vocational Tech, Trades School or Military Occupational Specialty preferred.
Qualifications:
- H.S. Diploma or GED. Prefer Associates degree/certificate or vocational tech training in a relevant field or military occupational specialty.
- Minimum 5 years related experience or training.
- Must possess a valid driver's license. An OSHA 10 hour safety certification is ideal.
- Ability to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals. Ability to write routine reports and correspondence. Ability to speak and communicate effectively to team members.

Competencies:
MATHEMATICAL SKILLS
Ability to calculate figures and amounts such as percentages, area, circumference, and volume. Ability to apply concepts of basic arithmetic and geometry.

Ability to solve practical problems and deal with variables in situations where only limited standardization may exist. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
Physical Demands:
Must be able to constantly climb stairs and fixed ladders. Work environment will include heights above 15 ft and noise levels above 80 dBA. Must not be sensitive or allergic to chemicals. Must be able to work in a full range of indoor and outdoor conditions during all four seasons. Stand, walk and sit. Use hands to manipulate, handle, or feel. Reach with hands and arms. Climb or balance. Stoop, kneel, crouch, or crawl. Talk, hear, taste and smell. The employee must be able to lift and "or move up to 50 pounds. Perform work on or at the roof level. Specific vision abilities required by this job include close vision, distance vision, color vision and ability to adjust focus, determine full range of colors in work areas, drawings and mapping Ability to move about industrial properties and construction sites, through tight passageways and corridors. Work Environment:
Regularly exposed to moving mechanical parts and may work in precarious places. The employee is occasionally exposed to fumes or airborne particles. Potentially toxic, acidic or caustic chemicals. Outdoor weather conditions. Short term extreme cold, extreme heat, risk of electrical shock and vibration. The employee will work in an environment where the following safety equipment is needed: steel toe shoes, hearing protection, hardhat, eye protection, bump cap, sleeves, and welding jackets. Abide by all safety guidelines including OSHA regulations, lock-out/tag-out, etc. The noise level in the work environment is usually moderate
