Job Description

THE HUDSON

The Maintenance -Turn Technician/Grounds reports directly to the Service Manager and is responsible for performing make-ready repairs to all vacant units prior to move-in.

Essential Duties and Responsibilities

  1. Perform repairs to make-ready units in a timely manner.
  2. Is responsible for 24 hour on-call, as scheduled by the Service Manager, respond to on-call paging.
  3. Assist the Service Manager or Housekeeper with their work if necessary.
  4. Trashing out units when required
  5. Ensure that the grounds are free of litter at all times.
  6. Assist the Service Manager with inventory control and utilization of maintenance materials and supplies.
  7. Inspect property for improvements and repairs and review with the Service Manager.
  8. Perform work order requests if necessary.
  9. Assist the Service Manager with maintenance requests.
  10. Operate and perform scheduled maintenance properly on all equipment.
  11. Know the location of gas and water meter emergency cut offs, all apartment and fixture cut offs, and sewer clean outs.
  12. Paint interior and exterior when required.
  13. Maintain a professional appearance in uniform and display a good attitude at all times.
  14. Be aware of personal hygiene and cleanliness while on the job.
  15. Understand the importance of a good attitude and “team spirit”. Work well with other staff members.
  16. Be cooperative in helping at another site when needed and be flexible to transfer to another property if needed.
  17. Assist the Property Manager or other staff members when requested.
  18. Perform work orders with “same day completion” in mind.
  19. Review work orders with Service Manager on a daily basis.
  20. Performs other duties as assigned by the Property Manager or Service Manager
  21. Responsible for adherence to policies outline outlined in Employee Handbook.
  22. Responsible for keeping the Maintenance shop clean and in order at all times.
  23. Be immediately available in the event of snow.
  24. Follow the Maintenance General Operating Policies.
  25. After-hours on call required on a rotating basis.
  26. Must have reliable transportation

Qualifications

  • HVAC skills - CFC certification preferred
  • CPO certification preferred
  • Plumbing, electrical, carpentry skills
  • Knowledge of SDS and OSHA
