Description

POSITION SUMMARY:

Draft and negotiate lease documents across the Company’s portfolio, and, to a lesser extent, the support and assist members of the Legal Department in the processing and execution of real estate functions.

ESSENTIAL FUNCTIONS:

  1. Lease Documentation + Tracking - 

    • Thoughtfully draft, negotiate and finalize both routine and complex lease documentation with a high degree of accuracy across the Company’s portfolio, in collaboration with Asset Managers, as core customers, working both independently and with support and oversight of supervisor depending upon the difficulty level of the transaction.
    • Recognize complexities, key issues, and “what-if” scenarios in proposed deals.
    • Recommend business and legal solutions to Asset Managers and comments raised by tenants.
    • Track progress of lease transactions to expedite the consummation of those transactions.
    • Recommend process improvements in the leasing area (i.e., portfolio-wide changes to form leases and/or changes to the leasing process) to assure that the provisions and processes are consistent with “best practices”.
  2. Ancillary Lease Documents - 

    • Review, negotiate and finalize ancillary leasing documents such as landlord waivers, sublet/assignment requests, letter of credit reviews, confidentiality agreements and letters of intent, as well as commission agreements.
  3. Due Diligence - 
    • Assist Senior Paralegal and Coordinator of Due Diligence in satisfying due diligence requirements of acquisitions, dispositions, and financings, as requested, particularly in matters relating to lender requests and the landlord-tenant relationship (i.e., preparation of estoppel certificates, SNDAs and negotiate the terms contained therein directly with tenant and/or lender).

SECONDARY RESPONSIBILITIES:

  • Perform other job-related duties as assigned.

QUALIFICATIONS:

Education - Paralegal certificate from an ABA accredited program or Bachelor’s degree in a relevant field

Professional Experience - 5+ years’ experience in commercial real estate leasing or a combination of paralegal and other relevant leasing experience; experience reviewing, drafting, and negotiating a heavy volume of commercial leases strongly preferred

Computer Skills - 

  • Strong Proficiency utilizing Microsoft Office applications (Word, Excel and Outlook) and ability to learn company specific software.
  • Ability to adapt to new or changing software programs.

Mobility - Very limited travel is required to visit other company locations and potential sites for due diligence activities, etc.
