JOB TITLE:                           Maintenance Supervisor

EMPLOYMENT TYPE:         Full-time, 40 hours/wk 

SCHEDULED HOURS:          Monday-Friday, 8AM-4:30PM; Flexible-; off-hours response for emergencies

ABOUT THE POSITION:

A hands-on approach leading building maintenance and repair services across multiple buildings including office, residential and supportive housing buildings within CHR. Responsible for supervising and/or performing all routine, preventive and general maintenance duties, coordinating and monitoring external contractors, and partnering with other departments in completing facility projects and work orders. Optimize scheduling to gain efficiencies while maintaining compliance with quality standards including licensing, accreditation and Life Safety. Managing and developing inspection protocols, equipment life spans and projection of annual capital expenditures. 

By:

  • Performing, monitoring, and responding to numerous facility requests along with keeping life safety priority.
  • Providing support, supervision, and delegation of assignments to the maintenance personnel directing priorities, timeliness, and economies of the required services.
  • Ensures department provides excellent customer service on all tasks.

DUTIES & RESPONSIBILITIES:

  • Direct supervision of maintenance personnel including training
  • Complete and or assign work orders based on priorities while maintaining timely and quality standards through electronic maintenance system.
  • Oversee all facilities and maintenance inspections including developing inspection protocols, reports and corrective action plans. Conducting and coordinating monthly environmental building and safety inspections on system-wide own/lease properties including but not limited to, maintaining working exit signs and emergency lights as required by accrediting body.
  • Ensuring that correction plan repairs are disseminated and completed timely.
  • Utilization of electronic maintenance system to capture all activities of the department and be able to report on quality metrics.
  • Assist in developing equipment life spans and projection of annual capital expenditures.
  • Responsible for ensuring all properties meet JCAHO, DPH, DEA, and DCF standards and requirements in regards to the environment of care standards.
  • Coordinate, facilitate and monitor contractors onsite for best outcomes
  • Purchase necessary supplies, for required repairs of properties, upon approval of supervisor.
  • Facilitate staff moves, which includes, but is not limited to, moving of furniture, painting, preparing apartments, etc.
  • Maintain accurate documentation in compliance with agency, program, license and accreditation regulations and standards.
  • Perform a variety of routine and non-routine administrative, clerical, data collection tasks specific to the department.
  • Assist Facility & Asset Supervisor with the facility work order system by input of work requests and disseminating based on priority along with maintaining timeliness of document completion. Assisting as needed with inspection audits.
  • Provide off-hours response in emergency situations.
  • Participates in staff meetings, trainings and other meetings as assigned.
  • Perform other duties and assignments as required.

QUALIFICATIONS:

Education:  Technical or High School Diploma or equivalent experience.

Experience: 3 to 5 years’ maintenance/repair experience or other relevant experience.

Licensure/Certification/Registration: N/A

Skills needed:

  • Excellent interpersonal, oral and written communication skills.
  • Ability to establish & maintain effective working relationships with all staff and external contacts.
  • Knowledge and proficiency in using computer applications, including standard Windows applications and databases.
  • Strong organizational skills, detail oriented and ability to work independently
  • Ability and willingness to be on call
  • Knowledge of life and safety regulations.
  • Experience in supervisory role.

COMPENSATION*:        

$56,797 annually min.-$81,788/annually max., dependent upon experience.

*Actual rates are determined at the time of offer and are based on relevant experience, as well as adherence to our internal equity policy. Many of our positions offer program/location differentials and/or sign-on incentives. (Please note, for part-time positions this range would be pro-rated based on hours worked)
