Carmel Partners, one of the nation’s highest-performing private equity real estate investment firms specializing in the investment, development, and construction of world-class multi-family projects is seeking a Senior Project Engineer, Multi-Family Construction with experience in Construction, Civil Engineering, or a related field.

You will support the Superintendent and Project Manager in all facets of project execution. You will serve as a liaison between the architect, engineer, development teams, and subcontractors to support project delivery on time and within budget. You will improve processes by identifying areas where workflows can be improved and proposing solutions to your project and area managers.

Work on this project:  Wardman:  2 towers, 10 and 18 stories, 1000 high end residential units, mixed use, retail in the Woodley Park area of DC. 

What you’ll do

  • Analyze drawings, specifications, proposals, and project site evaluation to assist the Project Manager and Superintendent team in developing schedules and tracking project costs
  • Coordinate with architect and suggest ideas for construction procedures and details
  • Process administrative work including subcontractor bidding process, project cost updates, and constructability review of documents
  • Troubleshoot and resolve field issues as they arise
  • Assist the Project Managers with a variety of activities, including, but not limited to job start-up, special procurements, project buyout, change orders, purchase orders, invoice approval, pre-development project scheduling and budgeting, and subcontracts and permits
  • Resolve Requests for Information (RFI’s), as needed with the project teams, and establish job processes (RFIs, submittals, subcontract change orders)
  • Review submittals in conjunction with project management and assist the Project Engineer if needed
  • Ensure all documentation procedures are being followed (e.g., as-builts, permit books, warranty books, insurance certificates, etc.)
  • Maintain and update integral documentation such as as-builts, sheet index, inspection reports, transmittal and tracking logs, job files, lender inspection information, ensuring the field team is provided with the latest set of documents

 About you

You’re a pro at communicating on the page and in person, and you’re great at building relationships. You have the self-confidence to lead team meetings and follow up on action items because you’re organized and committed. You’re skilled in Project Controls including Requests for Information, the submittal process, change tracking, Architect’s Supplemental Instructions, and more. On top of that, you’re fluent in interpreting and understanding plans and specifications and can manage multiple tasks and projects simultaneously. You’ll bring:

  • Degree in Construction Management or Civil Engineering required
  • 4+ years’ experience in Residential Construction Project Management
  • Project experience on jobs in excess of $100 million each
  • Extensive computer knowledge (Windows), and working knowledge of construction and project management software , Procore or equivalent 
  • OSHA 30-hour Certification; issued in the past three years, and current First Aid & CPR training certificate
  • Must be able to pass a drug screen after a conditional offer of employment is made.

  • Ability to effectively apply verbal and written communication skills across multiple audiences
  • Flexible to change, able to wear many hats as needed on an active construction site
