General Summary
Benderson Development is seeking a Maintenance Supervisor to join the team. The Maintenance Supervisor is responsible to plan, organize and schedule a 6-10 person maintenance team in a 2 million square foot outdoor commercial real estate development. Daily responsibilities require close coordination with the property managers and direct supervision of the maintenance team. The position involves daily site inspections, managing/updating work orders, requesting purchase orders, planning proactive maintenance, troubleshooting, and responding to urgent service requests.
Position Responsibilities:
- Inspects properties on a regular basis to identify and determine required and recommended repairs.
- Manages Tenant-initiated maintenance requests by ensuring proper documentation, proactively communicating with tenant, and providing support to Maintenance Technicians as needed.
- Work closely with vendors to coordinate repairs and maintenance and confirm vendor work addresses the issue.
- Prioritizes work and daily schedule for staff. Prepare weekly maintenance schedules and allocate work. Establishes emergency maintenance on-call schedule. Responds to emergency maintenance requests as required.
- Supervises staff’s work to ensure common areas are maintained clean and free from debris.
- Supervise and train maintenance technicians. Provides role model for maintenance staff by following all company procedures and presenting an appearance appropriate to the image of the property.
- Provides assistance to management and leasing staff as necessary in emergency situations.
- Promotes a safe working environment by observing all State, Federal, and company safety rules, standards, and precautions.
- Contributes to the development of maintenance budget and ensures compliance.
Qualifications:
- High school diploma or equivalent. Additional Technical/trade school training is beneficial.
- Must have an active driver's license.
- Minimum Ten years of experience in maintenance/facilities management/engineering with increasing responsibilities.
- Ability to supervise, teach, and motivate staff. Willingness to perform all required tasks.
- Good communication skills. Ability to interact with a wide range of people.
- Good work safety habits: Must have knowledge of OSHA safety rules and regulations.
- Working knowledge of electricity, plumbing, carpentry, painting and refurbishing. Familiarity with HVAC system and various appliances.
Physical Requirements
- Normal dexterity required in construction and office environment including hand-eye coordination, walking, sitting, standing, alertness (attention to detail), computer input, and answering of phones.
- May require lifting of materials or boxes weighing up to 50 pounds.
- Much sitting and driving for extended periods of time to get to locations, and walking to perform an inspection of locations
